We are your EXPERTS in: • NYC FISP (formerly known as Local Law 11 (LL11/98) The Facade Inspection & Safety Program (FISP), formerly known as LL11, requires periodic assessment of all buildings higher than 6 stories. All exterior walls and appurtenances must be inspected every five years as per NYC's building code and new façade rules in effect. A QEWI is either a Registered Architect or Professional Engineer who has been interviewed and approved by the Department of Buildings (DOB). As a QEWI, we provide all related FISP services and prepare the required Technical Report (TR6). In addition, physical close-up inspections must be performed no more than 60’ apart at facades fronting the public right of way. If the building has a cavity wall, at least 1 probe must be done at each drop (inspection done from the ground to the top of the exterior wall) to inspect the presence and condition of the wall ties. The remaining facades must also be inspected, but does not require this physical close-up inspection. At High Maintenance NY, we can perform an entire façade inspection in just one day via IRA (industrial rope access) because it’s faster to mobilize/demobilize and relocate drops throughout the façade. It also helps that our FISP team has the experience and dedication to get the job done! • PARKING STRUCTURES - Local Law 126 (LL126/21) LL126 requires periodic assessment of all parking structures within the five boroughs of New York City every six years to ensure that they’re maintained in a safe condition. Owners are responsible for the proper inspection, repair, and maintenance of their parking structures, which must be examined by a Qualified Parking Structure Inspector (QPSI), and a report filed with the DOB. As a QPSI, we inspect these parking structures with a very thoughtful approach. It can be a small garage or a very large, multilevel garage that requires a thorough and efficient inspection approach. We then take all this visual data and transfer it into an easy to read report that is convenient to our Clients. • RETAINING WALLS - Local Law 37/08 (LL37/08) LL37/08 requires owners of properties with a retaining wall or part of a retaining wall, which is at least ten feet high and faces a public right of way (including sidewalks or entrances), to have a condition assessment completed every five years. They must also file an assessment report (TR16) submitted to the Department of Buildings by a Professional Engineer (PE), who has a minimum of three years of relevant experience and is also an approved Qualified Retaining Wall Inspectors (QRWI). We have noticed that these retaining walls have fallen into disrepair due to the lack of maintenance. We advise our Clients how to repair them in a cost effective and minimally invasive manner. High Maintenance NY Services: We work with Clients both in the private and public sector, from a small building to a large development. We value our conversations with the Client and try to understand what their needs are so we can provide solutions. We offer architectural and engineering services for all phases of a project. This includes design, construction administration (includes bidding and negotiation), expediting (for NYC DOB job filings), and project close-out. We prepare the necessary reports, repair drawings, specifications, and forms for the Client and DOB. Upon getting the DOB’s approved plans, the Contractor can pull permits to do the repair work. During the construction phase, we can be on-site and mark out the initial work on the building, inspect the progress work, and inspect the final work to ensure that work is being done as per the approved DOB plans. Upon the completion of the construction phase, we can also provide the necessary reports to file with DOB, so your building complies with the law. What makes High Maintenance NY different?
